Green Street News reported the launch of DXTRE, a bespoke data platform developed by the agency firm DTRE, in October 2026. The tool went live to clients the week before and offers live deal and property information on desktop and mobile, which DTRE staff can update on the go. It is AI-enabled, so users can ask questions of the data and produce analysis that would otherwise take a long time to put together.
The platform starts with industrial and logistics data, with offices, living and student data to follow within 12 months. DTRE says it covers over 65,000 mapped assets, around 52,000 lease comps and 13,500 investment deals across more than 20 years, all verified by DTRE rather than taken from third-party data providers, alongside real-time financial data such as gilts, swaps and equities.
DTRE began the work around the time of the Covid-19 pandemic and later decided to develop its own tool. The effort accelerated in the past year when the firm began using AI as part of the build and partnered with Tidebridge, described in the article as "a new firm set up to advise real estate businesses on AI and help build their own custom systems". Natalie Barone, DTRE's head of operations and finance, said AI significantly reduced the cost of development and helped create a tool with better functionality, and that the real advantage of building its own product is that it is designed for the business. Following the launch, DTRE is considering reducing its reliance on third-party data subscription services.
Our view. DXTRE is a good example of what we see more firms doing: building a tool around the way their own teams work, on data they own and verify, rather than bending the business to fit a product. AI makes that affordable for firms that would never have commissioned bespoke software a few years ago. The client keeps the IP and the platform runs in their own environment.
“It's very much our ideas and our IP. It is built by us with Tidebridge, and the functionality is exactly what we want.”
“We will now be using it every day in our client-facing meetings.”
